The Good Neighbor Next Door (GNND) program is a HUD initiative that allows law enforcement officers, teachers, firefighters, and EMTs to purchase HUD homes at a 50% discount. The GNND program is a great opportunity for those who are looking to get into the housing market, but there are a few things you should keep in mind before you decide to take advantage of this program. 

Am I Eligible for the GNND Program? 

To be eligible for the GNND program, you must be: 

• A full-time law enforcement officer, firefighter, teacher, or EMT 
• At least 18 years old 
• Have no ownership interest in any other residential property at the time of purchase 
• Not have been previously banned from participating in federal housing programs 
• If you meet all of the above criteria, you may be eligible to participate in the GNND program. 

What Are the Benefits of the GNND Program? 

There are several benefits associated with the GNND program. Perhaps the most significant benefit is that you may be able to purchase a HUD home at a 50% discount. In addition, if you finance your home through HUD's 203(k) Rehabilitation Home Loan program, you may be able to finance up to 110% of the after-improved value of your home.

While there are several advantages to participating in the GNND program, there are also a few disadvantages that you should be aware of. First and foremost, GNND homes are often in need of significant repairs and renovations. As such, it is important that you have a realistic idea of how much money you will need to spend on repairs before you commit to purchasing a particular property. Additionally, GNND properties are only available for a limited time—usually just 30 days—so you will need to be prepared to move quickly if you find a property that meets your needs.
